Jon James: Principles of Buying Real Estate

admin

Jon James specializes in all things self-directed as Managing Partner of IRA Source, LLC. Helping clients to direct where their retirement investments will go and to gain full control over their retirement funds is what his job is about. Over the years, he has helped hundreds of clients buy gold, businesses, real estate and other alternative investments using self-directed retirement accounts. This has allowed them to enjoy their retirement years fully.

A series of important principles in buying real estate is followed by Jon James and IRA Source. Firstly, he makes his clients understand that they are in the business of real estate-buying not for the property itself, but for the cash flow. Secondly, focusing on the cash flow allows his clients to think about the reasons why they are buying the property, in the first place. Clients are buying the property and selling the mortgage, in essence.  Jon James’ clients operate much like a bank, creating a mortgage between the buyer and the clients’ IRA LLC, which he helps them to create.

Jon James began his real estate career in 1997 when he became a mortgage banker at only 19 years of age. In 1999, he became a full-time real estate investor, buying and selling single family homes and apartment buildings to build his portfolio. In 2005, he started syndicating real estate and pooling together investors with self-directed IRAs.

Patrick McEachen: A Man of His Word

admin

His family and friends are wondering if Patrick McEachen ever gets nervous when being watched by scouts. Even though the next draft is still one year away, scouts have already started their evaluation on Patrick McEachen and hope he can fit the requirements of their own hockey team.

Patrick McEachen, being a big fan of hockey, would like to play at the next level; but of course, he knows all too well that he still has a lot of work to put in to better himself. However, before he chooses a particular hockey team to join in, Patrick McEachen would like take some time off at a Junior A rookie camps first.

Patrick McEachen realizes that he would like to see first how much he measures up when it comes to actually facing older, bigger and stronger hockey players. Attending a rookie camp is the best way to find out.

Being a man of his word, since Patrick McEachen has already given his word about finally deciding after his camp time, he will most certainly do his best to actually live up to what he told the teams.

Conrad Seghers Experiences Cameron Highlands

admin

Conrad Seghers was able to personally experience the many trails Cameron Highlands had to offer. He has tried trails that have been maintained and also ones that have been neglected and made impassable. These kinds of trails compelled visitors and hikers to turn back, but Conrad Seghers faced and trekked these trails head on.

He also went to the tea plantations. He admired the tea plants that had a dramatic background that was greatly in contrast to the jungle vegetation that surrounded the plantation.

For tourist trips, there are planned hikes through the fields of the tea plants, and they can even visit the processing plant. Conrad Seghers was one of the lucky ones who got to pay a visit to the processing plant where the drying and the packing for the tea plants were usually done by hand.

The hill station at Cameron Highlands offered a decent golf course that Conrad Seghers really liked. Despite the fact that to get there, visitors had to endure a very long and winding drive, the excellent accommodations make the long trip definitely worth it. A nice place at the station would be the Ye Olde Smokehouse Hotel. Even though Conrad Seghers did not stay at the hotel, he made sure that he tried to have some afternoon tea there.

Bruce Caruth Business-Minded Approach to Exit Realty

admin

Back at the time when Bruce Caruth and his wife, Joanne Caruth, decided to hold sub-franchise ownership rights to Exit Realty, many accused them both of being extremely reckless in the industry. However, they did not base this decision on a hunch, but actually on what Bruce Caruth found out in his analysis of the company’s business model. He was so sure of it that he not only built it on a single state but actually did so in four states.

Exit Realty only had a few thousand real estate agents back in 2003. Only half, or even less, of the regional rights could only be sold back at that time. Bruce Caruth is well aware that many could have taken a much more cautious approach to the company, but he was very sure of the business model. He was sure that it would generate success. Moreover, he truly believed that the model would soon dominate the real estate industry.

What is unique with Exit Realty is that it is originally built to benefit both the real estate agent and also the franchisee. With a business model like this, Bruce Caruth felt good in establishing the company in 4 different states, namely, Oregon, Kansas, Washington and Missouri.
